Buying a home comes with a lot of questions. Here are answers to some of the things buyers ask me most about financing, making an offer, inspections, negotiations, and getting to closing.
1. What should I do before I start looking at homes?
Before we start touring homes, I recommend talking with a trusted lender and getting pre-approved. This gives us a realistic price range, helps us understand your estimated monthly payment and cash needed to close, and puts you in a much stronger position when we find the right home.
We’ll also talk about your priorities—location, commute, schools if applicable, property type, must-haves, deal breakers, and long-term plans—so we’re searching strategically instead of simply looking at everything that hits the market.
2. How much money do I actually need to buy a home?
You may need less than you think. A 20% down payment isn’t required for many buyers, and different loan programs have different down-payment requirements.
You’ll also want to plan for closing costs, earnest money, inspections, and other expenses associated with purchasing a home. I can connect you with trusted local lenders who can walk you through your financing options and give you real numbers based on your situation before we begin shopping.
3. What does getting pre-approved for a mortgage mean?
A mortgage pre-approval is a lender’s preliminary determination of how much you may be able to borrow based on factors such as your income, credit, assets, debts, and financial history.
It also tells sellers that you’ve already taken meaningful steps toward securing financing. In a competitive market, submitting an offer without strong financing or a pre-approval can put you at a significant disadvantage.
4. How do I know how much to offer on a house?
The asking price is only part of the equation. Before you make an offer, I’ll look at comparable sales, competing properties, how long the home has been on the market, its condition, price changes, current buyer activity, and other factors that can affect its value and our negotiating position.
We’ll use that information to build an offer strategy based on the property and your goals—not simply guess at a number.
5. What happens if there are multiple offers on the home I want?
The highest offer doesn’t automatically win.
Price matters, but sellers may also consider financing, earnest money, contingencies, inspection terms, closing date, appraisal risk, and other conditions.
If we’re competing against other buyers, I’ll help you understand where we can make your offer more attractive while also explaining the risks involved. The goal isn’t simply to “win” the house—it’s to put together the strongest offer you’re comfortable making without taking unnecessary risks.
6. Should I waive the home inspection to make my offer stronger?
There are situations where buyers consider changing or waiving inspection protections to make an offer more competitive, but doing so can carry significant risk.
Before you make that decision, we’ll discuss your options and what each one means. My job isn’t to pressure you into removing protections just to get an offer accepted. It’s to help you understand the tradeoffs so you can decide how much risk you’re comfortable taking.
7. What happens if the inspection finds problems?
Finding issues during an inspection doesn’t necessarily mean you should walk away from the home. Almost every property will have something that comes up.
Depending on your contract and inspection contingency, there may be options to request repairs, negotiate credits or other terms, accept the property as-is, or potentially terminate the transaction. I’ll help you understand the significance of what was found and your contractual options so you can decide how you want to proceed.
